A Hotel in Rome Revels in the Rituals of the Italian Condominium
On a central yet secluded street connecting the Colosseum to the Quirinale, an old family owned hotel flaunts lavish details in the Eternal City amidst some of the most stunning touristic attractions in the world.
And it’s all thanks to young entrepreneurs Kaja Osinki and Filippo Ribacchi who guide the Condominio Monti, a small hotel in Rome’s Via Dei Serpenti.
To give form to their ideas was Sabina Guidotti, interior designer and founder of Bludiprussia, along with the architects at Studio Tamat.

The story all begins 6 years ago, when Kaja arrived in Rome from Austria, meeting Filippo, owner of a small B&B in the Monti neighborhood together with his mom. The duo soon began working together, transforming the B&B into Salotto Monti, a boutique hotel with entirely unique rooms.
After just two years, the duo came across another hotel for sale in the same area, Hotel Apollo, whose 24 rooms were distributed across two adjacent buildings.
Based on the hotel’s structure, they decided to design the new property as if it were an Italian condominium, with all its rituals and traditional spaces included.
For Condominio Monti, this meant creating an entrance in homage to the superintendent, where a long and narrow corridor gives way to the reception area, inviting guests to chat with the local caretakers who make the Italian condominium more of a familial nucleus. It’s also for this that owners of Condominio Monti changed the locks of doors to feature heavy keys that can be left at the reception, encouraging interaction.
The narrow stairway, which architects opted to maintain, feature marble steps with iron railings illuminated by Servomuto lights. With only four floors, guests can use the stairs to reach their own room or the terrace, a luminous outdoor space perfect for breakfast that even features a view of the Colosseum. Here, a glass cube opens, appearing to rest within an emptied pool whose walls become seats and railings, folding down to offer a resting spot. These two details come to represent the interior of Studio Tamat, which, whenever possible, accommodates custom-made furnishings.
In the suites — all diverse but grouped by chromatic pairings and room type — custom headboards from Studiotamat steal the show, while the lower half of walls are coated in a cement finish. Above, smooth surfaces and bold color combinations were studied by Sabina Guidotti along with open wardrobes flaunting a simple iron structure partially perforated to reveal its interiors. Handles on the unique piece, meanwhile, were sourced from the local Roman Poignee manufacturing. Lights arrived from Lebanese studio PSlab, and bathrooms, explosions of colors in flat tones, are illuminated by neon, inspired by the symbology of the Monti district.
While just a few kilometers away, in the Prati neighborhood, Nanni Moretti is busy transforming a 20th-century building in the set of his new film Tre Piani (yet to be confirmed) to recount how much life can be uncovered in a condominium, here all it takes a weekend.
Prices were kept accessible (a double room runs around € per night), although Condominio Monti doesn’t aspire to be a hotel for everyone: this getaway refuge was made for those who like to share.
